From 1995 up until the 1997 Asia economic crash, EQ co-founder Mark Prado did a lot of consulting to property developers, as well as architecture, engineering and construction companies. During this time, he became familiar with the Thailand property market, particularly the luxury, fusion quasi-traditional, and boutique elements.

Bangkok had started booming in 1985, and the first residential skyscrapers of modern Bangkok were built between 1987 and 1997. However, all this Thai creativity went over the top, and the 1997 Asia economic crash was started in Thailand, caused by overbuilding of property and speculation in Thailand (offices, condominiums and luxury housing estates), whereby supply far exceeded demand, sales and rental incomes were depressed, and the property developers, construction companies, and even most of the banks suddenly went bankrupt (especially the savings and loans) in 1997.

Starting around 2000 to 2002, the property recovery began (resumption of abandoned highrises and new housing estates), and EQ co-founder Mark Prado decided to get back into the property business formally, especially since the economy had restructured and was recovering quickly, whereby quality people were streaming back into Thailand and really needing independent guidance.

We had a few websites about particular projects and places, plus a database one called Thailand-Home-Search.com , but in late 2005 this was all consolidated and rebranded as kkBkk.com (Knock Knock BangKoK, as Bkk is the airport code and popular slang for BangKoK). At that time, we created a second company of our own to handle all the general inquiries, Serena Property Co., Ltd.
